Michael Paul Consultancy is a sole trader company owned by Michael Paul. Michael trained at Edinburgh Academy, Royal Agricultural College and has since had 40 years of experience in land and estate management. Michael began as a Chartered Surveyor; selling, buying and valuing leisure businesses mostly hotels, pubs and restaurants in 1980 whilst a partner in Bell Ingram.

Michael took an interest in leisure in the late 1970’s and formed his own estate agency buying and selling leisure properties, principally caravan parks. Michael decided to extend into valuation and in 1996 took on first management contract in order to learn on the job. Then in 1986 he formed Paul & Company Chartered Surveyors which he went on to sell to Colliers International in 2006. Now he operates Michael Paul Consultancy as a sole principle offering his quantity surveying services to clients as well as running his management company Jackdaw Leisure and an online travel agency Michael Paul Holidays.

Michael is formally trained in land management and forestry and gives professional advice on rents, acquisition, due diligence, valuation, leases and tenancy’s. His past clients include: Barclays Bank, Forest Holidays, Park Leisure 2000, The Scottish National Trust, Lloyds Development Capital and Mars Pension Trustees.

We take care of everything from initial enquiries to booking confirmation and visitor aftercare. Our professional bookings service and close collaboration with our vendors mean we attract quality guests and generate repeat bookings.

Michael Paul is a Fellow of the RICS land agency division.

He has 40 years of experience conducting property and business valuations. Specialising in hospitality and leisure, Michael has valued caravan parks, holiday resorts, pubs, hotels and attractions. Recently Michael has acted for Barclays bank, the RBS, Prominent Landowners, the Caravan Club, the Camping and Caravanning Club and most recently Park Leisure and Away Resorts. In the last two years Michael has conducted rental valuations and subsequent negotiations including arbitration on two parks in Scotland for Abbeyford Leisure and the Beachcomber in Cleethorpes. He has also conducted Going Concern valuations on holiday cottage complexes, touring caravan parks, chalet parks and development land.

Project management should start by considering the business plan and projected income against the projected cost.

Many projects, small and large, are not thought through with many investors assuming that adding pitches/lodges will add capital value to the same level as the cost or even more however, this is rarely the case.

Michael Paul Consultancy always begin with a study of cost and value and then incorporate the findings into the business plan before moving on to planning. If your project is over £75,000 in cost and value we will seek external professional advice on Planning and Building Control before commencement. We will also engage architects and /or building surveyors and seek estimates from three contractors for the work or each part of the work.


We are pleased to continue our partnership with Away Resorts, a holiday park leisure business with a portfolio of 6 holiday parks across the UK now valued in excess of 100m. Michael Paul Consultancy played a key role in the successful acquisition of Sandy Balls Holiday Park, completing the property due diligence for this diverse resort consisting of woodland lodges, static homes, camping pods, touring pitches and a variety of leisure facilities as well as a farm, stables and 100 acres of amenity woodland.
